Avalon and Stone Harbor Weekly Update October 2, 2025

October 1, 2025 By Bill Leahy

A view of Stone Harbor’s beach, from one of the pavilions.  It’s a great place to sit on a bench and take a break!

IN THE 70s BY DAY, 60s AT NIGHT!  Ahhh, thank you, October, for that delightful, crisp air in the evening, followed by warm sunshine each morning!  Among other things to enjoy in October are smaller crowds at local events, nearly empty beaches, plus (free!) parking spaces available near your favorite restaurant, and less traffic!

WHAT’S STILL OPEN ON THE ISLAND?  I’m often asked that question by people who aren’t able to spend much time here in the off season.  The answer?  Most everything!  From The Reeds to Fred’s, and Icona Golden Inn to The Princeton, plus many, many shops, you’ll find lots of options!  C’mon down!

DRIVING THE REAL ESTATE MARKET:  Properties are still selling, and sometimes very quickly.  Purchase demand remains strong, but proper pricing is important.  Inventory is a bit tighter than before.  Buyers, if you’re you’ll be using mortgage financing, discuss your situation with a lender in advance so that you’re pre-qualified and ready to move quickly (call or email me and I’ll put you in touch with a reliable lender.)  Sellers, let’s discuss your goals, and price your property for a successful sale!

RED OCTOBER OR FLY, EAGLES, FLY? If you’re a sports fan from the Philadelphia area, you’ve got lots to be happy about this fall!  Whether you prefer “Red October!” or “Go Birds!” as your favorite slogan, we’re all cheering on our favorite teams.  Best wishes to the 4-0 Philadelphia Eagles as they continue their season, and to the Philadelphia Phillies as they begin post-season play this weekend!
