Avalon and Stone Harbor Weekly Update April 16, 2026

Heavy equipment is staged on the Avalon beach just south of the Avalon Fishing Pier.  More large dump trucks were expected to arrive earlier this week, as the sand backpassing project gets underway.

BEACH UPDATE: Avalon’s backpassing project has begun, and early this week sand was being stockpiled at the borrow area.  Four large dump trucks are already on site, and three additional trucks were due to arrive earlier this week.  Those trucks will work during overnight hours to move sand to the north end beaches in need of replenishment.  Meanwhile, federal emergency funding for a hydraulic beach fill was announced last week; both Avalon and Stone Harbor are anticipating that a $46 million hydraulic beach fill will be conducted by the US Army Corps of Engineers, at no cost to either borough.  No start or finish dates have been established for the hydraulic fill, but the some or all of the work may take place during the summer months.

IT WAS MORE EXPENSIVE to purchase a house in the early 1980s, versus today, when comparing prices and interest rates, and adjusting to today’s dollars, according to a Wall Street Journal analysis.  The high interest rates of the early 1980s—which peaked above 18%—made it “more expensive in today’s dollars to buy a home during that period, and pretty substantially so,” said Odeta Kushi, deputy chief economist at First American, a provider of title and settlement services.  The article goes on to compare the incomes, college tuition, student loans, and auto purchases of Baby Boomers and Millennials.  Wall Street Journal readers can view the article here:  https://www.wsj.com/personal-finance/millennials-vs-boomers-charts-e6f1971b?st=kMhUjn&reflink=desktopwebshare_permalink

PREVENT SURPRISES with your property!  Avoiding surprises—and emergencies—at your shore property can make things more pleasant for you, your guests, and your tenants.  Take simple steps now to avoid trouble later.  Here are a few examples:

Electronic/smart locks: replace your batteries every six months so your guests or tenants are not locked out.  Change them in the spring (now!) before your peak usage begins, and again in the fall.

Air conditioning service: if you haven’t had it done recently, schedule it now, before a problem develops.  An annual professional checkup usually includes an inspection, cleaning, filter change, and lubrication.  Problems can often be avoided if addressed early.

Open your pool a bit early in case of issues with the pump, filter, water, or heater.  Don’t wait until the day before your guests or tenants arrive, only to find out your pool pump won’t wake up from its winter nap!

Schedule weed and pest treatments now—before you have weeds or pests!  It’s easier to prevent them than it is to eliminate them!
