Avalon and Stone Harbor Weekly Update May 18, 2023

May 18, 2023 By Bill and Kay Leahy

Dune Drive’s landscaped islands are vibrant and full of life, as are the landscapes surrounding many homes on the island.

AVALON’S BEACH REPLENISHMENT concluded at the end of last week, with 600,000 cubic yards of new sand now on Avalon’s north end beaches.  Demobilization of equipment on the beach will occur as the project transitions to Stone Harbor.  The dredge is expected to undergo preventive maintenance work in Cape May before pumping resumes, but a large dredge pipe has already been brought ashore at the 90th Street beach.  A booster pump located offshore of 31st Street will assist in moving the sand/water slurry the long distance to Stone Harbor’s beaches.  A May 21st start date is anticipated for Stone Harbor’s portion of the project.

APRIL SHOWERS BROUGHT MAY FLOWERS!  The old saying is true!  Lots of rain in April (and early May!) has brought blooming flowers along with green shrubs, lawns, and trees across the entire island.  Lush and colorful landscapes are visible almost everywhere you turn.  Combined with blue skies, warm sunshine, and a gentle seabreeze, it provides a treat for the senses when walking the island!

PLANNING YOUR SUMMER ACTIVITIES?  If you’ll be here for a week’s vacation—or all summer—you may be looking for some activities for your family.  The recreation departments in both Avalon and Stone Harbor do a tremendous job offering a full slate of activities that appeal to all ages.  From youth sports camps to yoga to zumba to pickleball, there are a huge variety of sessions throughout the summer.  Check out the recreation offerings in both towns!

  • Stone Harbor Recreation: https://stoneharborrecreation.com/

PARKMOBILE APP: SET IT UP!  If you’ll be parking in Stone Harbor this summer, you’ll want the ParkMobile app on your phone, as traditional parking meters have been replaced with the new technology.  Downloading the app and setting up your payment source will take a few moments, but you’ll only have to do it once.  Set it up in advance, so you don’t have to fuss with it at the curb.  And remember, you’ll never have to dig for quarters for parking again!

GET YOUR SEASON BEACH TAGS AT PRESEASON PRICES!  Both Avalon and Stone Harbor season beach tags are now available for purchase online.  Order a set for your family and have them shipped to your door!  Find them here: https://jersey-cape-tags.myshopify.com/collections/currentbeachtagsbadges

Avalon and Stone Harbor Weekly Update May 11, 2023

May 11, 2023 By Bill and Kay Leahy

It’s almost time to claim your spot in the sand!
BEACH UPDATE: As of the beginning of this week, 471,000 cubic yards of sand had been added to Avalon’s newly widened beaches.  Work has progressed southward to 17th Street thus far, and will continue around the clock until nearly 600,000 cubic yards of sand have been pumped onto the beaches.  Once Avalon’s beaches are completed work will shift to Stone Harbor.
IT’S AVALON’S SPRING FLING WEEKEND!  See below for individual event listings.  There’s plenty going on in Stone Harbor, too!
THE FINAL PUSH:  With activity as our summer season approaches.  Owners are cleaning, contractors are repairing, deliveries of new deck furniture are taking place—everywhere you look, everyone is making the final push to be ready for the season!  If you need a last-minute contractor recommendation, call or email me.
IT’S TURTLE TIME AGAIN!  Each year diamondback terrapins leave the water to seek high ground on which to lay eggs.  In doing so they often cross local roadways, where they are at risk from passing vehicles.  Egg laying continues well into July, so keep an eye out for turtles and give ’em a ‘brake’!  If you’re inclined to help a turtle out of harms way, please be aware of traffic and take steps to protect yourself, then cross the turtle in the direction it was headed.
54 FAMILIES have taken the leap and purchased their own shore property since the first of the year—and 35 more have a property under contract for settlement soon.  How about you?  If you’ve always wanted your own shore property, why not make it happen?  Please call or email me.  Let’s discuss your goals and put a plan in place to achieve them!
JUST TWO WEEKS until Memorial Day Weekend!

Avalon and Stone Harbor Weekly Update May 4, 2023

May 4, 2023 By Bill and Kay Leahy

Birds are back!  Birds of all types have returned to the wetlands surrounding Avalon & Stone Harbor.  Great places to view them include the pier at Avalon’s Bay Park Marina at 54th Street & Ocean Drive, Stone Harbor’s 114th Street bulkhead, and the 8th Street Fishing Pier in Avalon.
SIX INCHES OF RAIN fell on Southern New Jersey this past weekend, turning a dry month of April into one of the wettest on record.  Long stretches of rain lasted from mid-day Friday until Monday morning.  High winds lead to a pause in beach replenishment operations (see related article.)
BEACH REPLENISHMENT OPERATIONS were suspended over the weekend due to high winds and heavy seas.  The dredge “Texas” was temporarily moved to Cape May Harbor for a few days to safely ride out the weekend storm.
THE MONTH OF MAY means no more blinking traffic lights, “no turn on red” goes into effect, and the end of free parking at metered spots in Stone Harbor.  This year Stone Harbor parking meters have been removed and replaced with ParkMobile.  To pay for parking the ParkMobile app can be added to your smartphone, or you can scan the QR code on the nearest ParkMobile sign, or text “Park” to 77223.
ParkMobile has replaced parking meters in Stone Harbor.
NEW TRASH & RECYCLING CONTAINERS have begun arriving at properties in Avalon.  The new rolling carts will be delivered over the next several days.  Stone Harbor’s new trash & recycling requirements also go into effect this month.  See the FAQs for each town:

Avalon and Stone Harbor Weekly Update April 27, 2023

April 27, 2023 By Bill and Kay Leahy

An aerial view of Avalon shows the newly widened beach (right) compared to the narrow existing beach.  See below for more. (Photo courtesy Borough of Avalon.)
BEACH REPLENISHMENT WORK is in full swing now, with crews pumping sand 24 hours a day.
IN AVALON: Sand is being added to the beach, and work has progressed southward of 13th Street as of Tuesday.  Finished beaches are noticeably wider than before!  The beach and access paths are closed in the immediate vicinity of the work, and then reopened as work progresses southward.
IN STONE HARBOR: Pipe will be placed on the beach in preparation for pumping operations in Stone Harbor, and temporary signage will be installed.  Sand pumping operations will shift to Stone Harbor when work is completed in Avalon, anticipated sometime next month.
NBC10 in Philadelphia ran a story on the local beach fill project. Watch it here: https://www.nbcphiladelphia.com/news/local/crews-working-to-fix-eroded-jersey-shore-beaches-as-memorial-day-approaches/3549328/

The dredge “Texas,” at work in Townsend’s Inlet, pumping sand for the Avalon/Stone Harbor beachfill.
THIRTY DAYS UNTIL MEMORIAL DAY WEEKEND!  The summer season will kick off soon—you can feel it on the island.  There’s a “buzz” of activity as final preparations are made, properties are prepared, streets are being repaved, and landscapes and flower beds are bursting with new growth and bright colors.  Boats are being readied for the water, lifeguard stands will soon line the beach, and local restaurants and merchants are ready to welcome you.
TENANTS—MAKE YOUR VACATION PLANS!  There are still some great rental options available.  Need a three-bedroom for a June getaway?  How about a couple of weeks in September to relax?  We’ve got rentals available—but don’t wait!  Call or email me today!
RENTAL PROPERTY OWNERS—GET ‘EM READY!  With the season drawing near it’s time to make sure your rental property is in top condition for your tenants.  Post your fire inspection sticker; make sure your cable tv is on and working; log on to your wifi, post the username and password on the refrigerator and share it with me so we can keep it on file; make sure your outside shower is turned on; have your pool opened early and checked by your pool service to make sure it’s running properly before tenants arrive; have your HVAC company perform a preventive maintenance check on your air conditioning system; schedule your landscaper, weed control company, and pest control company; schedule a spring cleaning and provide your cleaning service with your rental schedule; make sure you have enough new trash receptacles (see the new requirements below) .  Avoid issues and provide your paying guest with the best experience possible.  Need a recommendation on a contractor or service provider?  Call or email me.
ALL PROPERTY OWNERS—Be sure you understand the new requirements for trash and recycling carts, which go into effect in both Avalon and Stone Harbor next month.  Most importantly, make sure you have enough new carts to handle trash and recycling material generated during periods of peak occupancy at your property.  See the Trash Cart FAQs below:

Avalon and Stone Harbor Weekly Update April 20, 2023

April 20, 2023 By Bill and Kay Leahy

A welcome sight!  The dredge “Texas” arrived in Avalon earlier this week, and sand pumping operations have begun!  Work will continue around the clock until Avalon’s beach replenishment is completed, and work will shift to Stone Harbor’s beaches.  (Photo by Herb Chambers, NJDEP, courtesy Borough of Avalon.)
MARKET STATS:  The median sale price during March 2023 was $2,462,500, up about 13% over March 2022, but down about 3% from February 2023.  For more on the current market see the latest Long & Foster Market Minute report:  https://marketminute.longandfoster.com/Market-Minute/NJ/Avalon-Stone-Harbor.pdf
Airplanes flying to and from Atlantic City International Airport often fly over the Southern New Jersey coast, providing mesmerizing views.  In this photo the Stone Harbor water tower is visible just left of center, and Avalon’s Armacost Park is visible in the upper left corner.  (Photo by Mark Leiser.)
A MASSIVE campground fire occurred in Seaville, Cape May County last week, after leaking propane ignited.  Seaville Fire Company responded to the wind driven fire, which destroyed 12 trailers and damaged 14 more, and spread to nearby wooded areas.  26 fire departments responded to the scene, including over 100 firefighters and multiple water tankers from Cape May and Atlantic Counties, and the blaze was under control after three hours.  Firefighters remained on scene for seven hours, wetting down hot spots.   The fire serves as a good reminder to make sure your smoke detectors are in good working order and that you have an up-to-date fire extinguisher readily available.
PARKING METERS have been eliminated in Stone Harbor,  in favor of ParkMobile.  The free app can be added to your smartphone and used to pay for your parking spot.  Find the app in the App Store or Google Play.
THINK OUR MARKET IS TOO EXPENSIVE?  There are certainly many expensive properties on our island—BUT, there are still affordable options!  Check our the first “new listing” below, for example.  What a great way to experience all that Avalon offers, at a price you might not expect!
JUST OVER A MONTH to Memorial Day Weekend!  If you are planning to buy, sell, or rent this year, now is the time!  Let’s talk.  Please call or email me!
