Less than three months to Memorial Day Weekend!

LESS THAN THREE MONTHS to Memorial Day Weekend!  Despite the grey skies and chilly temperatures most of us have been experiencing lately, we’re just a few months from kicking off our summer season—something that brings a smile to all our faces.

BEACH SWEEPS ARE BACK, returning to both Avalon and Stone Harbor on Saturday, April 1st.  Volunteers are needed to help clean beaches in each town, removing trash and debris, helping to keep them beautiful.  Dress for the weather, bring your own bucket, and wear hard-soled shoes. To volunteer, please register for the beach sweep at www.CleanOceanAction.org.

NEW IRRIGATION RULES in Stone Harbor prohibit the watering of grass, trees, and landscape beds between the curb and sidewalk using installed sprinklers.  These areas may only be watered using drip or trickle irrigation systems.  The ordinance was approved last April and went into effect January 1st.

SPRING PROPERTY MAINTENANCE should be on your mind!  Don’t wait–schedule your spring maintenance now, and beat the rush.  Call your landscaper for flowers or shrubs; schedule your plumber to turn on your outside water lines; set up a powerwashing (or softwashing) of your siding; have your painter refinish your front door, trim, or other surfaces.

Avalon and Stone Harbor Weekly Update February 23, 2023

MARKET STATS: 13 properties sold in January 2023, down from last year, while the median sale price was up 14% over last year.  Despite an increase in the number of active listings to 105, which is up from last year, there are still fewer listings on the market now than there were in the late summer and early fall of 2022.  For a detailed look at the market, see the latest Long & Foster Market Minute report: https://marketminute.longandfoster.com/Market-Minute/NJ/Avalon-Stone-Harbor.pdf

OFFSHORE WIND POWER remains in the news as the NJ Board of Public Utilities ruled in favor of a petition from Ocean Wind, LLC for the right to route transmission cables beneath Ocean City beaches and streets, in order to connect with the power grid at Beesley’s Point in Upper Township. That ruling came two days after NJ Governor Phil Murphy announced a plan to require that 100% of vehicles sold in NJ to be zero-emission by 2035.  Local concerns include the loss of local input and control on public decisions, as well as the lack of sufficient electrical infrastructure for charging of electric vehicles.  The Cape May County Herald recently reported that 455 EVs were registered in Cape May County as of last May, up from only 200 in 2018.  But Cape May County’s population swells in the summertime, raising questions about the ability to charge large numbers of EVs during those months.

MEANWHILE, 30 MAYORS signed a letter calling for a moratorium on offshore wind work while the recent spate of whale deaths are sufficiently investigated.  While necropsies have reported no direct link between offshore work and the whale deaths, many remain unconvinced.  Congressman Jeff Van Drew, who has proposed legislation pausing offshore work until whale deaths are fully investigated, announced that he will hold a hearing in South Jersey March 16th to determine the best course of action moving forward.

STONE HARBOR’S NEW REQUIREMENTS for trash and recycling containers will go into effect May 1st.  New containers, from 32-gallons to 96-gallons, must be of the type to fit “lifters” on automated trash trucks, and can be purchased at local stores such as Ace, Home Depot, and Lowes.  For details and FAQs see this link:  https://stoneharbornj.org/wp-content/uploads/2023/02/required-trash-containers.pdf

A BABY SEAL was rescued from Avalon’s 48th Street beach on February 1st, according to the Marine Mammal Stranding Center.  MMSC volunteers transported the 36lb. seal pup to their intensive care unit, where he is being fed and cared for.  After receiving supportive care and fluids plus treatment for a respiratory infection, the pup is now recovering and eating on his own.  Once strong enough he will be released into the wild.  MMSC reminds beachgoers to remain at least 150 feet from any seal; to report a stranding call the MMSC 24 hours a day at 609-266-0538.  If you’d like to donate to MMSC visit https://mmsc.org/ways-to-donate

HOME PRICES increased by 6.9% in 2022 according to a recent CoreLogic report.  After 121 months of consecutive appreciation, home prices declined by .4% in December and are expected to decline just .2% in January.  CoreLogic is projecting a 3.0% increase in home prices in 2023.  But I’ll go a step further and say that among all the reasons listed by those who purchased shore homes years ago, appreciation ranks high but not at the top.  Instead, nearly everyone you ask will say “family memories,” or “because we enjoy it!”  Appreciation is a nice bonus when it occurs—but you’ll enjoy your shore house all the time!

DINERS, DRIVE INS, AND DIVES, the well-known Food Network show, ventured back to New Jersey to feature the Oyster Creek Restaurant in Galloway.  It’s not the first time South Jersey shore restaurants were featured on TV, though—and some of them were much closer.  Quahogs Seafood Shack of Stone Harbor was previously featured on DDD, as were Piccini Wood Fired Pizza of Ocean City, Maui’s Dog House of Wildwood, and George’s Place of Cape May.  See this article spotlighting other South Jersey Shore area restaurants that have been featured on TV:  https://wfpg.com/new-ddd-spotlights-south-jersey-restaurants-seafood/

SUMMER EMPLOYMENT OPPORTUNITIES ABOUND!  Those looking for summer work will have many options to choose from.  Some examples of potential employers include Avalon Beach Patrol, the Wetlands Institute, Fred’s Tavern, the Marine Mammal Stranding Center, plus most restaurants and shops.  Stone Harbor’s annual job fair takes place on April 15th; candidates may visit numerous participating employers in person that day.

Avalon and Stone Harbor Weekly Update February 2, 2023

IT’S A DRONE!  Earlier this week you may have uttered that very phrase, as drones were used to install bird diverters on the powerlines along Stone Harbor Boulevard.  According to the Wetlands Institute’s Facebook page, Fulcrum Air designed and built the devices, which “make powerlines more visible to birds and reduce or eliminate bird strikes.”

AVALON’S BEACH REPLENISHMENT PROJECT is expected to begin about March 20th, and continue around the clock until about mid-April.  231,000 cubic yards of sand will be pumped onto beaches beginning at 9th Street and continuing southward to 18th Street.  Stone Harbor’s beach replenishment will begin as Avalon’s concludes, with 464,000 cubic yards of sand being pumped from 90th Street to 123rd Street.  Options exist for additional sand placement in each town, and exercising those options could lengthen the project. Weather and equipment could also affect the project’s timing.  Look for euipment to mobilize in the area in early March.

THE GREAT CHANNEL BRIDGE, linking Stone Harbor with North Wildwood, is closed to traffic through February 9th, as barge mounted cranes will be driving pilings for a planned bridge fender replacement project.  Traffic will be detoured around the bridge via 96th Street, Route 9, and North Wildwood Boulevard.

MARKET STATS: The median sold price during December 2022 was $2,500,000 in the local market, up from $2,155,000 the year before.  11 properties settled in December, down from the year before.  There were 105 active listings, up from a year ago, although the figure has remained stable since June.  For a detailed look at the market, see the latest Long & Foster Market Minute report:

THE NATIONAL OCEANIC AND ATMOSPHERIC ADMINISTRATION has said that there is no evidence linking the recent deaths of several whales to offshore wind work.  NOAA officials indicated they are tracking an elevated number of whale deaths, going back as far as 2016, but that those deaths are not related to offshore wind projects.  Some lawmakers called for a pause in offshore survey work fearing that sonar might be causing the whale deaths.  But in a recent Atlantic City Press article, the Danish firm Orsted said they are not currently using sound to scan the ocean floor, and have not done so since last summer.  Instead, they are surveying the ocean bottom by drilling samples as they determine what route future underwater cables will take.

THIS OFF SEASON there are many local projects planned to improve Avalon and Stone Harbor.  From the rebuilding of public bayfront docks in Avalon, to a new beachfront pavilion at 88th Street, paving and infrastructure work, and of course the massive beach replenishment that will begin in several weeks.  Conducting the projects in the off season helps improve the island while minimizing the impact on residents and visitors here during peak summer weeks.

Avalon & Stone Harbor beaches will soon receive nearly 700,000 cubic yards of sand in the upcoming replenishment project.  US Army Corps of Engineers photo.

$28 MILLION BEACH REPLENISHMENT CONTRACT AWARDED:  The US Army Corps of Engineers awarded a $28.8 million contract for the replenishment of Avalon and Stone Harbor beaches.  Sand will be borrowed from Townsends Inlet and pumped onto the beaches, and then graded to match the dune and beach profile.  In Avalon, 231,000 cubic yards of new sand will be placed from 9th Street to 18th Street; in Stone Harbor, 464,000 cubic yards of sand will be placed from 90th Street to 123rd Street.  Options for additional sand exist in both towns.  Work is expected to begin in late February or early March; look for equipment to be mobilized before work begins.  65% of the project’s cost will be covered by the federal government, 26% by the state, and 9% by the municipalities.  In addition to more room on the beach for recreational use, the wider beaches, along with the dune system, are critical for providing storm protection for the island in the event of significant storms.

SEVEN DECEASED WHALES found along New Jersey beaches in the past month, including one in Strathmere, two in Atlantic City, and one in Brigantine, have lead to questions about why so many have died in such a short period of time.  According to the Marine Mammal Stranding Center, there have been an average of seven whale strandings annually in New Jersey, so seven in a month is highly unusual.  Pre-mortem vessel strikes are to blame for at least some of the recent deaths, MMSC has said, but further investitation is needed.

SKATING, ANYONE?  Strap on your ice skates and head to Icona Avalon’s Ice Skating Rink!  It’s open Friday’s through Sundays, through March.  Parents can grab a seat on the couches around the synthetic ice rink to watch the kids, or after the skating, head to the Veranda or Avalon Brew Pub to enjoy the full menu plus seasonal additions!  A daily pass with skates is $25.

NO EARTHQUAKE, JUST AN AIRPLANE:  Last Friday afternoon a persistent shaking of buildings felt throughout Cape May County lasted about 10 seconds, and had most people thinking “earthquake.”  No seismic activity was recorded, however, and on Saturday, the US Navy said it was likely one of their aircraft going supersonic that caused the rumbling.  Supersonic flight is prohibited over land, but the Navy often flies at supersonic speeds over the ocean.  Sonic booms are typically not heard (or felt) onshore, but in the wintertime, conditions can allow for the rumbling to travel back to land.
