Avalon and Stone Harbor Weekly Update June 20, 2024

June 18, 2024 By Bill Leahy

Fun out on the water is a big part of summer!  Here a water skier is towed through Avalon’s back bay.  In the background is 24th Street.

AVALON BEACH UPDATE: As of the most recent update issued by the borough early this week, all Avalon beach paths are now open, thanks to overnight work for the sand backpassing project.  Mayor McCorriston last week adjusted the work schedule to the overnight hours from 2am to 10am, in the interest of both public safety and efficiency.  Beach work resumed in the predawn hours Monday morning, and headlights on construction vehicles could be seen navigating the beach in the dark.  According to the borough, approximately 50% more sand is able to be moved during the overnight hours, compared to daytime work.  Work is suspended daily at 10am when lifeguards come on duty, and will be suspended on weekends.

THE 2024 TAYLOR SWIFT COLLECTION debuted at the Stone Harbor Museum last week.  Taylor spent her childhood years vacationing in Stone Harbor with her family, and played live at Coffee Talk and the now-gone Henny’s Restaurant.  According to the Museum the collection includes photos of Swift as a child in Stone Harbor (provided by her family), four Midnights vinyls which put together create a clock display, a Taylor Swift | The Eras Tour concert film poster, a Taylor Swift-inspired Peter Max poster, and a Midnights-themed guitar autographed by Taylor.  Taylor’s father Scott Swift was an EMT with Stone Harbor Volunteer Fire Company.  The museum is located at 9410 Second Avenue, and is open Monday through Sunday, 9am to 12 noon.

RAISING THE WETLANDS: Dredge material from a future IntraCoastal Waterway dredging project will be used to raise the level of wetlands between Seven Mile Island and Cape May Court House.  A fall dredging project is expected to help deepen the ICW behind Avalon and Stone Harbor this fall, and dredge material will be added in a thin layer to existing wetland areas to help raise their elevation.  Rising sea levels threaten the health of wetlands if they are not able to build up fast enough; adding a thin layer of dredge material enables them to cope with higher sea levels and flourish in the future.

TEEMING WITH LIFE!  Check out nature surrounding Seven Mile Island, and you’ll be delighted to see it teeming with life everywhere you look.  Ospreys are in their nests, the marsh grass is bright green, dolphins are often seen just beyond the surf, turtles are laying eggs, egrets search tide pools for food, and fish—from stripers to tuna—are being caught all around.  What a magnificent display to see and enjoy!

MARRY THE HOUSE, DATE THE RATE:  Are you holding off purchasing a shore home because of interest rates?  After years of being spoiled by extremely low interest rates, today’s “average” interest rates may seem high in comparison.  But in reality, rates move on a regular basis, and they dipped a bit again last month.  Your mortgage rate doesn’t have to be permanent. Why not buy a shore house, enjoy it, and plan to refinance if rates drift lower?  Let’s discuss ways to make your shore purchase affordable!  Call or email me!

Avalon and Stone Harbor Weekly Update June 13, 2024

June 11, 2024 By Bill Leahy

Catching a sunset while catching fish at Avalon Bay Park Marina.

WATCH FOR TURTLES as you drive local roads.  It’s egg laying season for diamondback terrapins, who inhabit local waters but annually seek high ground on which to lay eggs.  Turtles often cross local roadways to do so—even roads with turtle barriers or fences.  Slow down, give ’em a ‘brake’!  If you’re inclined to help a turtle across the road, be sure to take all necessary precautions to ensure your safety, and then carry the turtle in the direction it was originally travelling.

ANOTHER REASON TO SLOW DOWN—you’re at the beach!  Most of us are in a hurry, but when you’re on the island, please slow down.  With pedestrians, bicycles, traffic, and crowds in many places, slowing down keeps others, and you, much safer, and doesn’t cost you anything except a few seconds.  Remember, the entire island has a maximum speed limit of 25mph.  Stone Harbor Boulevard is 35mph, and Avalon Boulevard is 50mph.  Relax, slow down, and enjoy “island time!”

IT’S LIGHT LATE!  Have you noticed that our sunsets are now occurring well after 8pm?  Thanks to the summer solstice, sunsets will reach their latest time about June 22nd, with the sun dipping below the horizon at 8:28pm.  Combined with 5:33am sunrises, that’s almost 15 hours of daylight!  If you’re visiting the island, catch a beautiful sunset from nearly any bayfront location or street end!

“THAT FARM MARKET” has opened on Route 9, in Swainton.  After operating under the Conover’s name for years, the property was sold, and the market reopened last month under new ownership. Located a bit north of Avalon Boulevard, it’s a convenient stop when heading to the island, but also an easy trip from the island as well.  Another great stop is Bayside Seafood on Stone Harbor Boulevard, featuring fresh fish, oysters, clams, crab meat, shrimp and more, as well as prepared, ready-to-cook entrees.   Just like That Farm Market, Bayside Seafood is open seven days a week during the summer season.

“IT’S A SWEET, SWEET LIFE, LIVIN’ BY THE SALTY SEA.”  — Jimmy Buffett, as featured in the song “Knee Deep,” by the Zac Brown Band.  Truer words were never spoken!  Why not give it a try yourself?  Whether you need a week “by the salty sea,” or a lifetime, I’m ready to help.  Let’s talk!

Avalon and Stone Harbor Weekly Update May 30, 2024

May 29, 2024 By Bill Leahy

We’re excited to be in our brand-new office at our old familiar location!  Last week we held a ribbon cutting ceremony to mark the occasion!  Stop by and see us at 2907 Dune Drive in Avalon!

WHAT A WEEKEND!  Mostly sunny skies prevailed on Friday, Saturday, and Sunday, allowing for a great summer kick off weekend.  Beaches were filled, shops and restaurants were busy, and family barbecues were plentiful!  On Monday rain and thunderstorms were a threat all day, but they held off long enough to allow for Memorial Day parades and services in both Avalon and Stone Harbor.  Perhaps the only downside to a fun-filled long weekend at the shore is the traffic!  A long line of westbound cars could be seen on all major roadways Monday afternoon.

THE 7 MILE JITNEY is back for 2024.  Service began over Memorial Day Weekend, and jitneys will run Friday and Saturday evenings, from 6pm to 2:30am, through Labor Day.  The jitney offers low cost transportation to the business districts in Avalon and Stone Harbor, eliminating the need to drive—and park—in town.

A DOLPHIN THAT HAD BEEN STUCK in a tidal creek has died.  For several days the dolphin swam in the creek in Cape May Court House, about two miles from the Delaware Bay.  The Marine Mammal Stranding Center coordinated two attempts to rescue the dolphin, but initial efforts to herd it out of the creek were unsuccessful.  As a last resort rescuers attempted to capture the dolphin in a net, but it reportedly panicked, and died minutes later.

IT’S TURTLE TIME AGAIN!  Annual egg laying season is upon us, and that means keeping an eye out on local roadways for diamondback terrapins.  At this time of year female terrapins seek high ground upon which to lay their eggs, and often cross local roadways to do so.  If you are inclined to help a turtle across the road, first take all necessary steps to ensure your own safety, and then carry the turtle across the road in the direction it was originally headed.

UPCOMING EVENTS:

  • Paul Green Rock Academy Concert, Surfside Park, Friday, May 31st, 7pm.
  • Household Hazardous Waste Collection Day, Cape May County Municipal Utilities Authority Transfer Station, Shunpike Road, Burleigh.  Saturday, June 1st, 8am to 11am.

  • Fishing Lecture by Captain Barrett Francis.  Where, when, and how to fish local waters.  Avalon Free Public Library, Saturday, June 1st, 2pm.
  • Avalon Historical Society Photo Contest Exhibit.  See contest entries and winners.  Avalon History Center, June 1st through June 30th.

Avalon and Stone Harbor Weekly Update May 23, 2024

May 22, 2024 By Bill Leahy

Sales, listings, and the median price all increased versus last year.

MARKET STATS: The number of units sold, the number of active listings, and the median sale price all increased during the month of April versus a year ago.  Factors driving the market include purchase demand (which has softened somewhat but continues to be strong), the supply of listings (which has increased slightly but is still about where it was two years ago), and interest rates (which are up versus a year ago but holding steady.)  For a detailed look at the market see the latest Long & Foster Market Minute report here: https://marketminute.longandfoster.com/Market-Minute/NJ/Avalon-Stone-Harbor.htm

AVALON’S SAND BACKPASSING PROJECT is underway with sand stockpiled in the borrow area around 32nd Street.  That sand will be transported to north end beaches from 9th to 16th Streets to repair winter erosion.  No sand will be transported during the holiday weekend.  Beach paths from 10th Street to 15th Street will remain closed through the weekend until they can be repaired, however all beaches will remain open.

A DOLPHIN has been sighted in a tidal creek in Cape May Court House, more than a two-mile swim from where the creek enters the Delaware Bay.  The dolphin first appeared in the creek several days ago, and people have been stopping by to view it as it swims and feeds in the creek. Earlier this week the Marine Mammal Stranding Center was formulating a plan to help the dolphin back to the deeper waters of the Delaware Bay.  Meanwhile, Cape May Whale Watcher has reported numerous sighting of dolphins and calves on their daily dolphin watching trips in Delaware Bay and the ocean.

Avalon and Stone Harbor Weekly Update May 16, 2024

May 15, 2024 By Bill Leahy

Summer is coming!

HELP WANTED!  It’s a familiar sign and commonly heard phrase on Seven Mile Island.  Dozens of local businesses are looking for summertime help.  From food service to sales to summer camps, a huge variety of jobs are ready to be filled.  Stone Harbor’s Chamber of Commerce maintains a list of businesses that are hiring here: https://stoneharborchamber.com/help-wanted  Don’t see a business on the list?  Call or stop in—chances are good there might be a job available!

SPRING FISHING is off to a good start!  Summer Flounder season opened last week, and those fishing the area bays and inlets reported numerous keepers over 18″, as well as some “shorts”, under 18″.   Bluefish have been caught off the beach, too—Moran’s Dockside has reported at least two bluefish “slams”.  Want to enjoy some local fishing this summer?  Check out the Miss Avalon, which sails from the Avalon Sport Fishing Center, and targets a variety of local fish.  A new “Avalon Lady” will arrive this season, offering back bay fishing options, too.  If you need bait, tackle, and fishing advice, visit Moran’s Dockside, also at the Avalon Sport Fishing Center (14th & Dune Drive).  They’re open at 6am every day, and they carry everything you need—including great hoagies!

NEED A LAST-MINUTE VACATION RENTAL?  We have some available!  Let me know what type of house or condominium you might be interested in, and what week (or weeks) you’re available, and your price range.  Chances are good we have something that will work for you, and provide you with a week to relax and make seashore memories with your family!

IN LESS THAN TWO WEEKS, Memorial Day Weekend will be here!  We’re all ready for that first taste of summer fun, the first walk on the beach, and the first barbeque with friends!
