Avalon and Stone Harbor Weekly Update April 11, 2024

April 11, 2024 By Bill Leahy

A solar eclipse at the beach!

“ECLIPSING” ALL EXPECTATIONS!  Avalon and Stone Harbor beaches proved to be a great location for watching Monday’s solar eclipse, as did local recreation fields, decks, and docks.  The weather cooperated for much of the event, with partly cloudy skies offering long stretches of good viewing between cloud cover.  If you missed Monday’s eclipse, you can look forward to March 2025, when New Jersey will experience both a total lunar eclipse and another partial solar eclipse, according to timeanddate.com.  If you’re holding out for a total solar eclipse in New Jersey, you’ll have to wait until May 1, 2079!

96TH STREET BRIDGE REPLACEMENT: The 96th Street Bridge is slated for replacement in the next few years.  A majority of design work is completed, and a final design is expected to be submitted for NJDOT approval in early 2025. When construction of the new bridge begins, there will be a series of road closures for long periods of time.  Additionally, a temporary span will be constructed to carry vehicular traffic, but that fixed span will limit navigation by boats until it is removed.  Bridge construction could begin as early as 2026, with completion in 2028.  Road closures during construction are expected to be confined to off-season times.

WEATHER FORECASTER “NorEaster Nick” reported last week that we’ve had twenty inches of rain since January first.  All of Southern New Jersey has received at least double the normal rainfall amounts, with Cape May at 211%, Cape May Court House at 238%, and Atlantic City at 222%.  All that rain has eased drought concerns—currently all of New Jersey is drought free.

PREPARING YOUR RENTAL PROPERTY in advance of the busy rental season is wise, and can save you both money and headaches.  Here are some things to think about now, to avoid problems later:

  • Schedule pest and weed treatments now.  It’s easier to avoid pests and weeds than to combat them later.
  • Replace all batteries in smoke detectors, CO detectors, and remote controls, if you haven’t recently done so.
  • Set up you cable television and internet service, and verify that both are working.  Post your WI-FI username and password on the refrigerator (if either have changed, please email them to me so I can keep them on file, too.)
  • Have your air conditioning system checked and tuned up.  Ensure its in good working order before the summer heat is upon us.

Have any questions?  Contact me!

MAKE YOUR SEASHORE PURCHASE DREAMS COME TRUE, using rental income to cover part of your carrying costs.  Curious?  Let’s talk!  Call or email me!

Avalon and Stone Harbor Weekly Update April 4, 2024

April 4, 2024 By Bill Leahy

It won’t belong before boats large & small will be cruising local waters!

MISS AVALON opened her fishing season earlier this week with a tog fishing trip.  The crew reported good catches up to 8 pounds, with the day’s “high hook” catching three keepers, and breaking off a fourth.  Miss Avalon is fishing Fridays, Saturdays, and Sundays this month.  Visit www.MissAvalon.com or www.Facebook.com/MissAvalon

RAIN, RAIN, GO AWAY!  After 8 inches of rain and countless rainy days in March, we’re ready for some sunshine.  Mother Nature did not cooperate the first couple days of April…after a bit of sunshine over the weekend, rain appeared again, with another couple of inches in the forecast.  It’ll begin to dry out toward the end of this week.

LAUGHING GULLS ARE BACK!  The Wetlands Institute reports that the first Laughing Gulls have appeared on Ring Island, near the Institute.  Commonly known as seagulls, the iconic birds are now arriving for the summer season.  Ring Island is a marshy island behind Stone Harbor that is the summer home of thousands of seagulls.

SAFETY REMINDER: CHECK YOUR DRYER VENT!  When is the last time you checked and cleaned your dryer duct and vent?  Ducts or vents clogged with lint present a serious fire hazard.  While your lint filter should be cleaned before each use of the dryer, your dryer duct (which should be metal, not plastic) and vent should be checked periodically to make sure they’re clear.  A buildup of lint in the duct can clog it, leading to an overheated dryer, greatly increasing the risk of a fire.  Whether you have a vacation property or a rental property, checking and cleaning your dryer duct and vent prior to the heavy usage during the season is smart.  Don’t want to DIY? Call an appliance company or handyman.

LOCAL CRAFT BREWERIES have had a busy month!  Here’s the latest:

Coho Brewing has been rebranded as Whale Tale Brewing.  Located on Indian Trail Road in Cape May Court House, Whale Tale Brewing features events and specials several nights a week:  www.whaletalebrewing.com/upcoming

Cape May Brewing Company has reintroduced their pale Helles lager “Boat Ramp Champ,” describing it as the perfect brew to crack open after a day on the open sea.  Located on Hornet Road at the Cape May County Airport, Cape May Brewing’s tasting room is open seven days a week beginning at noon.  www.capemaybrewery.com

Slack Tide Brewing Company has its three newest releases on tap, including Penny Knot, Catch and Release 001, and Paddy’s Hole, as well as several of its year-round and seasonal brews.  Slack Tide, located on Route 9 just above Avalon Boulevard, is open seven days a week beginning at noon, and this Friday at 5pm will feature Pint Night, donating $1 from every pint to the Ocean City High School crew team:  www.slacktidebrewingco.com/events

Avalon and Stone Harbor Weekly Update March 28, 2024

March 28, 2024 By Bill Leahy

It won’t be long before spring flowers are blooming along Dune Drive, and all across the island!

A SOLAR ECLIPSE will occur on Monday, April 8th, and Avalon & Stone Harbor beaches will be a great location to observe the event.  In our area the eclipse will begin shortly after 2pm, with peak coverage of the sun occurring shortly after 3pm.  Although our area will not experience “totality,” an impressive 84.8% of the sun will be obscured, dramatically darkening the sky.  (Caution: do not look directly at the sun with the naked eye, even during the eclipse, as permanent eye damage can occur quickly.  Camera and phone sensors can be damaged by pointing them at the sun, too.  Special eclipse viewing glasses to protect your eyes, and special solar filters to protect cameras and smartphones, are available inexpensively online.)

THE ATLANTIC CITY AIRSHOW will go on, thanks to funding & sponsorship from the South Jersey Transportation Authority.  Lack of funding had led to talk of postponing this year’s show until the SJTA funding was announced.  The airshow is planned for August 13-14.  Even those not attending the show directly often see numerous aircraft in the area, especially along the beach, as they approach or leave the show.

WHALE & DOLPHIN SIGHTINGS have already been reported by the Cape May-Lewes Ferry.  The early sightings on Delaware Bay are a great sign in advance of summer, meaning there should be plenty of sightings off our beaches.   The Ferry is also offering Solar Eclipse Sailings.  Two crossings on April 8th will offer the chance to view the solar eclipse from the upper deck of the vessel.

SUMMER IS COMING!  We’re just two months from Memorial Day Weekend!  What are your plans?  Need a vacation rental?  Want to make it permanent and purchase your own shore property?  Either way, call or email me!

HAPPY EASTER!

Avalon and Stone Harbor Weekly Update March 21, 2024

March 21, 2024 By Bill Leahy

Check out Long & Foster’s Market Minute report for the latest market stats.  Or, give me a call, and we can discuss how the current market conditions apply to your personal situation!

MARKET STATS:  The number of properties sold during February 2024 decreased from a year ago, as did the median sale price.  However, the number of active listings has remained even, and the average “days on market” decreased.  For a detailed look at the market check out the latest Long & Foster Market Minute report: https://marketminute.longandfoster.com/Market-Minute/NJ/Avalon-Stone-Harbor.htm

DO YOU NEED AN “OVERFLOW” PROPERTY?  There are situations where a second shore property makes sense.  Here are two scenarios: 1) During much of the summer your current property is suitable, but when the rest of the family visits for an extended period of time, you need more room.  Or, 2) You rent out your current shore property most of the summer, but it’s larger than you need when you occupy it for your week of summer vacation, and you lose the rental income you would have otherwise earned during that time.  In each of those cases a second smaller, easy-to-maintain property could help, by providing a nearby place for family members to stay during their visit and generating rental income for you during the other summer weeks, or by providing a place for you to stay during your vacation time while you continue to rent your main property.  Want to discuss the idea?  Call or email me!

THE GARDEN STATE PARKWAY rest stop in Cape May County will be renamed after actor Bruce Willis.  Willis, who grew up in Penns Grove, Salem County, began acting in high school and is known for his TV role in Moonlighting, followed by movie roles in the Die Hard series, Pulp Fiction, The Six Sense, and many others.  Willis joins other famous New Jerseyans whose names now adorn Garden State Parkway rest stops, including Jon Bon Jovi, Frank Sinatra, James Gandolfini, Connie Chung, and many others.

HAPPY SPRING!  As the vernal equinox passes, we inch a little closer to the warm weather we’re waiting for.  Meanwhile, there are already numerous signs of spring around the island.  Here are just two: the Miss Avalon is back in her slip, and Avalon Hardware reopens on Friday!

Avalon and Stone Harbor Weekly Update March 14, 2024

March 14, 2024 By Bill Leahy

The Avalon Manor Pier overlooks the bay, and makes for a great location to watch a sunrise.  In this view, the southern tip of Sea Isle City is on the left, and the Avalon Yacht Club on the right, with the Townsend’s Inlet Bridge in between.

WET TO WINDY TO WARM! Saturday’s heavy rains gave way to dry-but-gusty conditions on Sunday and Monday.  A strong offshore wind combined with gusts up to 50mph to make for two blustery days.  The offshore flow resulted in tide levels about a foot below normal, as surface water was blown offshore.  This is the opposite of what we see during nor’easter storms, when onshore winds push water toward the shore, holding it there, raising tide levels.  By Tuesday the strong winds were gone, and temperatures began rising.  Inland areas were expected to reach the mid-60s, while the island was about ten degrees cooler due to daily sea breezes.

THE STONE HARBOR SHIVER takes place this weekend!  From the Friday night Pre-Shiver Party to the Polar Plunge to the post-party, it’s a weekend’s worth of fun!  In case you’re wondering, the ocean water temperature is about 43 degrees!  Think you have what it takes to endure a Polar Plunge into the chilly water?  You can register here: https://www.active.com/stone-harbor-nj/water-sports/swimming/stone-harbor-shiver-polar-plunge-2024

DAYLIGHT SAVINGS TIME has given us extra late-day sunlight, and the first post-7pm sunsets of the year.  Next time you’re in town, take advantage of a beautiful sunset over the bay.  Great viewing spots include the bayfront piers at 8th Street, 33rd Street, 53rd Street, and 83rd Street, or nearly any west-facing street end.

THE OSPREYS ARE COMING!  The Wetlands Institute reported that “the first few Osprey have been spotted in New Jersey, and they’ll soon be building nests on the platforms that dot the marshes at the Institute. Osprey platforms played a critical role in the bird’s recovery post DDT, and continue to do so as they’ve lost many natural nest sites to development. The platforms that surround [The Wetlands Institute] are a favorite because the marsh provides the Osprey easier access to the fish they need to thrive and to feed their young.”  Keep an eye on area platforms for ospreys building nests!

UPCOMING EVENTS:

  • Stone Harbor Shiver Pre Party, Yacht Club of Stone Harbor, Friday, March 15th, 6pm to 9pm.
  • Live Jazz at Spiaggetta: The Brian Betz Quartet.  No cover, BYOB, regular menu. Friday, March 15th, 6:30-9:30pm.
  • Stone Harbor Shiver Polar Plunge. Assemble behind Fred’s Tavern before noon, then parade to the beach.  Shiver Showdown in the Women’s Civic Club Parking Lot, 96th & First Avenue.  At 1:30pm the cannon sounds and the Polar Plunge begins.  Saturday, March 16th, 12pm to 3pm.
  • Avalon History Center Lecture: Notable Women of Avalon’s Past.  Avalon History Center, 39th Street Tennis Building, Saturday, March 16th, 1pm.

BUY BEACH TAGS ONLINE!  Avalon and Stone Harbor beach tags are available for purchase online, at pre-season prices!  Both towns have partnered with tag manufacturer Jersey Cape Tags, making it easy to acquire your tags in advance of the season.  To purchase your tags, visit https://jersey-cape-tags.myshopify.com/collections/currentbeachtagsbadges

PROPERTY AND MORTGAGE FRAUD are growing concerns around the country, but the Cape May County Clerk’s office offers a free service to help protect you and your property.  By creating a free online account with the clerk’s office, you can then register your name and your property, and then receive an email alert if any documents matching your name or property are recorded.  While the system doesn’t prevent fraud, receiving an immediate notification when a document is recorded allows you to take action immediately, as opposed to the fraudulent activity going unnoticed for months or even years.  Take a few moments to register your property or properties, as well as any names associated with them.  Visit https://clerk.capemaycountynj.gov/PropertyAlert/ to set up your free account.

SPRING PREP: It’s time to think about spring preparations!  Although we’ve not yet had a large taste of warm weather, it won’t be long!  Think about things that will make your vacation home (or rental property) more enjoyable this summer, and make the call.  From landscaping to power washing to preventive pest control, a bit of planning now can make your summer stress free!  Need a contractor recommendation, or want help brainstorming about spring prep ideas?  Call or email me today!

NEW PLAYGROUND EQUIPMENT is coming to two Stone Harbor playgrounds.  First up is the 97th Street playground, where new equipment will soon be installed.  The 82nd Street playground is currently in the design phase, and according to the borough will “incorporate the latest play trends and fitness equipment, transforming it into a showpiece and destination playground for the entire community.”  Outdoor games and activities will be set up this summer at the 82nd Street location while design and construction work are underway.
