Avalon and Stone Harbor Weekly Update October 24, 2024

Bright fall sunshine reflects off waves in Townsend’s Inlet this past weekend.

AN OCTOBER CHILL is in the air, as a windy weekend brought chilly temperatures mid-week!  Daytime highs were in the low 60s, but overnight lows were in the 40s.  By this weekend a warm up is expected, with daytime temperatures back in the 70s.

THANK YOU, PHILLIES!  Although “Red October” ended earlier than we would have liked, what a fun season it was!  Now, it’s time to turn our attention to the “Birds,” and start chanting “Fly, Eagles, Fly!”

Avalon and Stone Harbor Weekly Update October 10, 2024

A sunrise walk on the beach is a treat, at any time of year!  Thanks to Mark Leiser for sharing this beautiful scene with us!

AHHH, OCTOBER!  Turn right on red!  Park anywhere for free!  Take the dog to the beach!   October brings many other pleasures, too.  The air is cool and crisp, but the water is still warm; traffic is light; restaurants and shops are still open but not quite as crowded.  October is a bonus month for those lucky enough to be at the shore!

THIS WEEKEND brings with it two events that are perennial favorites:

  • Avalon’s Arts & Seafood Festival takes place Saturday from 10am to 5pm at Surfside Park.  Local restaurants will offer fresh seafood and a variety of vendors will feature fine art, jewelry, crafts, and other unique items.  Live music will play all day, and football games will be live streamed.  Beer and wine will be available, as will hayrides on the beach!
  • Stone Harbor’s Classic & Vintage Car Show takes place on 96th Street Saturday from 10am to 1pm.  Enjoy a variety of vehicles on display, followed by awards at 1pm, and a parade at 1:30pm!
BRIDGES TO BE EZPASS ONLY: The Cape May County Bridge Commission has announced a plan to convert to all-electronic toll collection on all its bridges, via EZPass.  Cash and toll tickets will still be accepted until April 1st, which is the expected conversion date.  The commission said 89% of its customers already use EZPass.  Bridge tenders will remain in place in order to facilitate bridge openings for vessels.

DEEP CLEANING AND HVAC MAINTENANCE are two great ways to maintain your rental property—and fall is a great time to get both done.  Yes, a traditional “spring cleaning” is prudent, but an additional deep cleaning in the fall helps keep your rental property in top condition—and clean properties are the number one desire among tenants.  Likewise, a fall tune up of your HVAC system helps your system operate smoothly and efficiently over the winter months when you’re less likely to be present, protecting your investment.  Need recommendations for cleaners or HVAC service?  Call or email me!

Avalon and Stone Harbor Weekly Update October 3, 2024

Fall sunsets occur earlier than summer sunsets.  Catch them along the bayfront, on a boat, or the Cape May-Lewes Ferry (see below.)

THREE GREAT WAYS TO HELP: On October 19th, fall beach sweeps will be conducted in both Avalon and Stone Harbor.  In addition, Avalon will conduct its fall dune grass planting.  All three events depend upon volunteers to help.  Beach sweeps help remove trash and debris from our beaches, keeping them and our waterways clean.  Planting sprigs of dune grass helps strengthen and stabilize our dunes, which help protect the island from storm waves and erosion.  If you can spare a few hours to help your favorite shore town, please help out!  See my events list below for dates and details.

SHORTER FALL DAYS do offer one advantage: sunsets occur earlier than they do in the summer time!  Sunsets are currently happening around 6:40pm, giving us beautiful skies to watch earlier in the evening.  If you’d like to catch a sunset over the water, consider a trip on the Cape May-Lewes Ferry.  Earlier sunsets can often be watched during the last ferry runs of the day—something you can’t do in the summer!​

A FIRE OCCURRED in Avalon last week in the 4600 block of Fourth Avenue.  The bayfront house had been under constructions and was not occupied.  The Avalon Volunteer Fire Department responded along with Stone Harbor Volunteer Fire Company and Sea Isle City Fire Department.  A fire boat was used to apply water to the fire from the bay.

MORTGAGE RATES hit two-year lows this past week, dropping slightly after the Federal Reserve Bank’s rate cut.  The average thirty-year fixed rate fell to 6.08% according to Freddie Mac, down from 7.31% last year.  If you’re ready to take advantage of lower rates for your shore purchase, call or email me and I’ll put you in touch with reliable mortgage lenders!

Several days of northeast winds held water in the back bays, resulting in minor tidal flooding in low lying intersections.  Above is Avalon Bay Park Marina at the time of high tide Tuesday afternoon.

THANK YOU, SUMMER!  With the summer season officially behind us, we recall fondly our beach days, sea breezes, boat rides, and the rest of our summer fun!  Fortunately, there is still plenty of fun to be had.  September has brought us beautiful weather and a lineup of weekend activities, and October will bring more of the same.  Sure, it’ll be a little chillier, but put on that sweatshirt and head to the beach!

TIME TO CALL YOUR PLUMBER, landscaper, or pool company to schedule the shutoff and winterization of your outdoor water systems.  Get on the schedule before the first frost threatens.  As always, if you need a contractor recommendation please call or email me.

THE FEDERAL RESERVE reduced its target interest rate by a half point at their last meeting.  Although mortgage rates are not directly tied to the fed’s rate, they’re related, and mortgage rates have drifted downward.  Last week the average thirty-year fixed rate fell to 6.09% according to Freddie Mac.

GOOD NEWS FOR NEXT YEAR’S VACATION!  Most rental rates are increasing by modest amounts compared to last year.  Tenants, let me know if you’re ready to book your vacation; property owners, get your rates to me if you haven’t already!

AVALON’S BAY PARK MARINA will undergo improvements as part of an $8.6 million construction project, including a new bulkhead and improvements to the marina building and kayak park.  The work will be performed by Fred M. Schiavone Construction, the same firm that built Surfside Park in Avalon several years ago.  In addition to boat slips and a boat launch ramp, there is a beautiful pier out over the bay.  Stop by sometime to take in a bay view or gorgeous sunset!

THE BOB BAXTER MEMORIAL GOLF INVITATIONAL benefits Family Promise of Cape May County.  Established in 2012, the annual day on the greens fulfills the dream of Avalon residents Bob and Madeline Baxter, providing much needed funds to the non-profit Family Promise organization.  Family Promise provides meals, encouragement, comfort, stability, shelter and safety to homeless families in the county.  The Bob Baxter Memorial Golf Invitational tournament takes place on Monday, October 7th, at 1pm at the Shore Club in Cape May Court House.  The registration deadline has been extended to October 4th.  For info or to register, visit https://familypromisecmc.org/events
